According to the NAR, \u201cThe most frequent words and phrases in 2016 were: \u2018low inventory,\u2019 \u2018inventory low,\u2019 \u2018multiple offer,\u2019 and \u2018inventory.\u2019 This indicated that the main concern or issue of the members was the low inventory in the real estate market, especially relative to the number of buyers.\u201d<\/p>\n<p><img decoding=\"async\" class=\"aligncenter size-full wp-image-11340\" src=\"https:\/\/theamericangenius.com\/wp-content\/uploads\/2017\/05\/2016.png\" alt=\"turnaround\" width=\"397\" height=\"371\" srcset=\"https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2017\/05\/2016.png 397w, https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2017\/05\/2016-300x280.png 300w\" sizes=\"(max-width: 397px) 100vw, 397px\" \/><\/p>\n<h2>These concerns are not unfounded<\/h2>\n<p>According to a <a href=\"https:\/\/www.trulia.com\/blog\/trends\/inventory-q117\/\" target=\"_blank\" rel=\"nofollow noopener noreferrer\">report from Trulia<\/a>, amongst the top 100 metropolitan real estate markets, overall inventory of homes, especially starter and trade-up homes has significantly decreased. Compared to last year, each category decreased about a percentage point. However, that trend begins as far back as 2012, and in that 5-year span, inventory for starter and trade-up homes is down 8 to 9 percent.<\/p>\n<blockquote><p>By contrast, premium homes saw a 0.9 percent uptick in inventory year-over-year. Compared to 2012, that kind of inventory is only down about 1.7 percent.<\/p><\/blockquote>\n<p>Interestingly enough, that same Trulia report speculates that over-investing in foreclosure units may explain the falling inventory.
