For comparison, last month, 81% had paid their rent by March 5. Last year\u2019s figure for April was 82%. This figure should give lawmakers and business owners pause during the coronavirus pandemic. It\u2019s hoped that as unemployment and stimulus money is paid out, renters can make their payments, but this 12% drop in rent payments demonstrates just one challenge facing our nation.<\/p>\n<p>Evictions on hold, but this may not be enough<\/p>\n<p>The NMHC is recommending short-term financial assistance to renters who have lost their job due to the pandemic instead of just placing a moratorium on evictions. Putting a halt on evictions simply delays the inevitable. Renters who lost a job won\u2019t simply be able to make back payments in a few months. The <a href=\"https:\/\/www.wacotrib.com\/business\/texas-eviction-ban-during-covid-19-outbreak-affects-landlords-tenants\/article_2bf3f5e9-7285-5482-8c84-46f42ce524d5.html\" target=\"_blank\" rel=\"noopener noreferrer\">Texas Supreme Court<\/a> has placed a moratorium on evictions through June 1. HUD extends this through July 24 for government-assisted housing.<\/p>\n<p>A <a href=\"https:\/\/www.cpr.org\/2020\/04\/07\/as-coronavirus-continues-to-spread-tenants-and-landlords-have-the-same-question-what-to-do-about-rent\/\" target=\"_blank\" rel=\"noopener noreferrer\">group in Colorado<\/a> is asking for a rent strike, which in theory sounds effective. The problem is that landlords still have their own bills to pay, <a href=\"https:\/\/theamericangenius.com\/housing\/real-estate-tech\/how-telecom-power-companies-are-helping-customers-during-covid-19-outbreak\/\" target=\"_blank\" rel=\"noopener noreferrer\">utilities<\/a>, maintenance, mortgages and more. A rent freeze could create a tidal wave of issues that will further extend the economic uncertainty. Although some are hoping that Congress will address this huge problem, it could take a few weeks to get direct relief.<\/p>\n<p>What are some options?<\/p>\n<p><a href=\"https:\/\/www.wfaa.com\/article\/news\/dallas-mayor-addresses-rent-concerns-amid-covid-19-pandemic\/287-bf7d8cf6-e86b-4a1d-bbf7-d51f11aeba4c\" target=\"_blank\" rel=\"noopener noreferrer\">Dallas Mayor Eric Johnson<\/a> says, \u201cHave a heart, have a heart. These are incredibly difficult times for everyone.\u201d He also asked renters to work with their landlords, because they have bills, too. <a href=\"https:\/\/www.nmhc.org\/news\/press-release\/2020\/nmhc-calls-on-lawmakers-to-provide-direct-financial-assistance-to-renters\/\" target=\"_blank\" rel=\"noopener noreferrer\">NMHC<\/a> is asking its members to:<\/p>\n<p>\u2022 Waive late fees and administrative costs over the next month<br \/>\n\u2022 Give residents payment plans (put them in writing)<br \/>\n\u2022 Share resources to help residents<\/p>\n<p>Renters need to be proactive and talk to landlords about their situation. And landlords would be wise to openly communicate their limits to renters &#8211; transparency could be the difference between flipping a unit and praying for a renter, and a few tough months. These are difficult times.
