{"id":16663,"date":"2021-07-02T09:37:20","date_gmt":"2021-07-02T14:37:20","guid":{"rendered":"https:\/\/theamericangenius.com\/housing\/?p=16663"},"modified":"2021-07-02T10:03:47","modified_gmt":"2021-07-02T15:03:47","slug":"pocket-listings-key-to-success-in-hot-housing-market","status":"publish","type":"post","link":"https:\/\/theamericangenius.com\/housing\/real-estate-brokers\/pocket-listings-key-to-success-in-hot-housing-market\/","title":{"rendered":"Pocket listings: The key to success in hot housing market?"},"content":{"rendered":"<p>Hot housing markets are like the \u201cHunger Games\u201d right now \u2013 and the odds are definitely not favoring home buyers.<\/p>\n<p>In fiery markets like Austin, high demand and low inventory are juicing prices and sometimes bringing an unprecedented number of offers. A home in the desirable, centrally located neighborhood of Crestview recently drew 27 offers, says <a href=\"https:\/\/www.waterloorealty.com\/blog\/front-porch-agent-spotlight-lisa-boone\">Lisa Boone<\/a>, Realtor, GRI, with Waterloo Realty. \u201cEveryone is fighting over the same properties.\u201d<\/p>\n<p>For some buyers, that competition makes tapping into the robust, <a href=\"https:\/\/theamericangenius.com\/housing\/editorials\/dangers-pre-mls-pocket-listings-listing-clubs-mls-listings\/\">but controversial<\/a>, \u201cpre-MLS\u201d private-listing ecosystem feel almost like a necessity. \u201cMy job has gone from trying to get people a deal on a house to getting someone a house, period,\u201d says <a href=\"https:\/\/www.compass.com\/agents\/anna-uliassi\/\">Anna Uliassi<\/a>, associate broker with Compass in Austin. \u201cI\u2019d say it\u2019s gotten crazier in the last six months.\u201d<\/p>\n<p>That private, or pocket, listing ecosystem is shifting, too.<\/p>\n<p>Well-connected agents who find or sell off-market properties through friendly phone calls to their networks and tapping into private online forums have been told to cut it out. In a bid to level the playing field, the <a href=\"https:\/\/www.nar.realtor\/\">National Association of Realtors<\/a> has essentially banned pocket listings with its \u201c<a href=\"https:\/\/www.nar.realtor\/window-to-the-law\/understanding-the-mls-clear-cooperation-policy\">MLS Clear Cooperation policy<\/a>,\u201d As of May 1, 2020, agents must list properties on MLS within one business day of \u201cpublic marketing,\u201d which includes phone calls, forum posts, and even the buzz-building \u201ccoming soon\u201d signs.<\/p>\n<p>\u201cThere are no more private listings, unless the listing is kept private within your own brokerage,\u201d <a href=\"https:\/\/www.bizjournals.com\/austin\/news\/2020\/08\/21\/podcast-realty-austin-abor-romeo-manzanilla.html\">Romeo Manzanilla<\/a> of Realty Austin told the <a href=\"https:\/\/www.bizjournals.com\/austin\/\">Austin Business Journal<\/a> in August. \u201cIt keeps the integrity of the MLS from the data perspective. It also allows all MLS participants to have access to the same listings and not necessarily have to go fish through, \u2018What Facebook group am I supposed to join to get these under-the-radar listings?\u2019 \u201c<\/p>\n<p>But there are rules&#8230; And there is reality.<\/p>\n<p>With tight inventory and rising concerns about privacy, demand for off-market transactions simply is not going away. Especially when it comes to luxury properties listed on places like <a href=\"http:\/\/www.austinluxurynetwork.com\/\">Austin Luxury Network<\/a>.<\/p>\n<p>Now savvy buyers want to check the pocket listings. They\u2019ve read <a href=\"https:\/\/www.rockethomes.com\/blog\/home-buying\/secret-to-find-listings-before-they-hit-market\">articles on how to head off competition<\/a> with off-market homes. Or they\u2019ve had their hearts broken too many times by losing out on too many properties.<\/p>\n<p>Also, buyer wish lists are becoming more and more specific based on lifestyle changes, says <a href=\"https:\/\/www.waterloorealty.com\/agents\/gray-adkins?_cycagt=eyJhdWQiOiJnaWQ6Ly9yZWFsLXNhdnZ5L1NpdGUvODQiLCJzdWIiOiJnaWQ6Ly9yZWFsLXNhdnZ5L1VzZXIvMTAzODUyIn0\">Gray Adkins<\/a>, Realtor, GRI, with Waterloo Realty. \u201cAs a buyer, if you\u2019re looking for something really specific, you\u2019re just waiting. You\u2019re sitting on your hands checking MLS every morning wondering if it\u2019s going to get listed. We\u2019re only seeing a handful of things getting listed in each market area per week, so it can be a long, drawn out process.\u201d<\/p>\n<p>For sellers, the pandemic has added a new twist. Many want to avoid the showing frenzy\u2019s disruption to their schedules. They\u2019re working from home and helping their kids with virtual school, and the idea of COVID-status-unknown strangers walking through their house is not appealing.<\/p>\n<p>Still, what might slow the use of pocket listings in Austin could come from the seller side rather than policy.<\/p>\n<p>\u201cIt\u2019s not really the best route for the seller unless that\u2019s really what they want to do for personal reasons, because the market is so excited about every new listing that comes up, and that\u2019s what tends to drive things into multiple offers,\u201d Uliassi says. \u201cSo I\u2019d say that finding off-market properties now is harder and harder.\u201d<\/p>\n<p>That tight inventory means Austin agents are working harder and harder just to find properties. Prospecting agents are calling, texting, emailing, mailing and even old-fashioned door knocking. Some are using companies offering \u201c<a href=\"https:\/\/trsmag.com\/predictive-analytics-is-this-the-marketing-crystal-ball-you-need\/\">predictive analytics<\/a>\u201d to identify owners who are more likely to sell fairly soon.<\/p>\n<p>They\u2019re also looking at sources outside of MLS. \u201cThere are companies that are trying to compete with Zillow and MLS and have their own private listings,\u201d Adkins says, as well as iBuyer programs uncovering homes.
