{"id":21249,"date":"2024-05-08T07:47:27","date_gmt":"2024-05-08T12:47:27","guid":{"rendered":"https:\/\/theamericangenius.com\/housing\/?p=21249"},"modified":"2024-05-08T12:47:36","modified_gmt":"2024-05-08T17:47:36","slug":"lower-home-interest-rates-renters","status":"publish","type":"post","link":"https:\/\/theamericangenius.com\/housing\/big-data\/lower-home-interest-rates-renters\/","title":{"rendered":"Could lowering home interest rates help renters?"},"content":{"rendered":"\n<p>Declining federal interest rates might lead to a spike in both home-buying and rental investment\u2013at least, that\u2019s what <a href=\"https:\/\/triblive.com\/opinion\/editorial-will-hotter-housing-market-help-renters\/\" target=\"_blank\" rel=\"noreferrer noopener\">an editorial in <em>The Pittsburgh Tribune-Review<\/em><\/a> posits.<\/p>\n\n\n\n<p>According to the editorial, Pennsylvania is an exceptionally competitive market for renters, with low wait time on unoccupied units and a disproportionately low number of available rental properties in general contributing to an increase of at least 60 percent in rental prices over the course of the last 15 years.<\/p>\n\n\n\n<p>However, an interest rate of 5.5 percent\u2013nearly two percent lower than the average rate as of December 2023\u2013may incentivize previously hesitant customers to move to more permanent housing. Tertiarily, the housing market may also benefit from increased interest in development, providing further options to prospective buyers.<\/p>\n\n\n\n<p>In theory, the renewed interest in housing investment and development should free up some space for previously discouraged renters, though the market is unlikely to become markedly less competitive due to the aforementioned lack of rental availability.<\/p>\n\n\n\n<p>It appears, therefore, that this confluence of lowering rates and increasing possibility for development makes the market perfect for investment in rental spaces. As the editorial points out, \u201cthere is still money to be made by steadily and fairly serving the rental market.\u201d&nbsp;<\/p>\n\n\n\n<p>On a national scale, this concept more than applies; rental prices have been skyrocketing for years, and with housing availability decreasing\u2013and the subsequent spike in their prices as well\u2013the cost of living has become untenable for single occupants and families alike.
