That\u2019s a <i>huge<\/i> missed opportunity. I suspect that many MLS executives \u2013 and subscribers who are on the boards of directors \u2013 don\u2019t understand the tremendous benefit of conducting a well-constructed subscriber survey.<\/p>\n<p><b>If subscribers understood the benefits that <\/b><i><b>could <\/b><\/i><b>result from their MLS surveying them, they would march <\/b><i><b>en-masse<\/b><\/i><b> to the MLS office and demand to be surveyed at once.<\/b><\/p>\n<p><a href=\"https:\/\/theamericangenius.com\/wp-content\/uploads\/2015\/03\/mls-surveys.png\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-3742\" src=\"https:\/\/theamericangenius.com\/wp-content\/uploads\/2015\/03\/mls-surveys.png\" alt=\"mls surveys\" width=\"425\" height=\"252\" srcset=\"https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2015\/03\/mls-surveys.png 425w, https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2015\/03\/mls-surveys-300x178.png 300w\" sizes=\"(max-width: 425px) 100vw, 425px\" \/><\/a><\/p>\n<h2>Becoming a Great Customer<\/h2>\n<p>When MLS staff goes to bat with their MLS software provider to get improvements made, how do they know what to ask for? That\u2019s right, subscriber surveys.<\/p>\n<h2>Figuring out the Communications Gaps<\/h2>\n<p>So many times, when I perform an MLS survey, a member asks, \u201cWhy in the world doesn\u2019t the MLS system do THIS!?\u201d where \u201cthis\u201d is something the MLS system already does. This opens up a number of opportunities to improve MLS service. MLS staff can reach out to the individual (through the survey provider, if the survey was conducted anonymously) to inform them about the \u201cmissing\u201d feature.<\/p>\n<p>And, if it seems to be a common issue, there\u2019s an opportunity to communicate to subscribers more broadly about it. Maybe people don\u2019t know about a feature because it\u2019s just too buried in the software. In that case, it\u2019s another opportunity for the MLS to be a great customer and advocate for a system interface improvement.<\/p>\n<h2>Communicating Benefits<\/h2>\n<p>Some MLSs mistakenly think that surveys are just for \u201ctaking the temperature\u201d of subscribers. They couldn\u2019t be more wrong. When a survey asks about a benefit or initiative (and links to more information about it), subscribers will find out about it, and will better appreciate all that their MLS does for them.<\/p>\n<p>Illustrated below is the result of one MLS survey where 72 percent thought the MLS was doing a good or excellent job communicating with them, but 74 percent didn\u2019t know about the impending MLS system rollout\u2026 at least until we did the survey! Surveys are great tools for communicating <i>with <\/i>members \u2013 not just for listening to them.<\/p>\n<p><a href=\"https:\/\/theamericangenius.com\/wp-content\/uploads\/2015\/03\/mls-surveys-graph.png\"><img decoding=\"async\" class=\"alignnone size-full wp-image-3744\" src=\"https:\/\/theamericangenius.com\/wp-content\/uploads\/2015\/03\/mls-surveys-graph.png\" alt=\"mls-surveys-graph\" width=\"478\" height=\"299\" srcset=\"https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2015\/03\/mls-surveys-graph.png 478w, https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2015\/03\/mls-surveys-graph-300x188.png 300w\" sizes=\"(max-width: 478px) 100vw, 478px\" \/><\/a><\/p>\n<h2>Speaking of listening&#8230;<\/h2>\n<p>Speaking of listening, one of the biggest mistakes MLSs make when they survey subscribers is to use simple multiple choice polls instead of surveys that include open-ended questions. Sometimes it\u2019s useful to not ask about much of anything in particular. Just ask, \u201cHow can we improve?\u201d and listen.<\/p>\n<h2>Measuring Service<\/h2>\n<p>Is service from MLS staff (and MLS software provider tech support, if applicable) up to snuff? Is it offered during the days and times it is needed? Are those answering the emails and calls knowledgeable, professional, friendly, and able to resolve problems quickly? <i><b>What are the service targets and are they being reached? <\/b><\/i><\/p>\n<h2>Tool for Overall Accountability<\/h2>\n<p>Surveys aren\u2019t just a tool for MLS staff to learn about the subscribers. They\u2019re also a way for subscribers to learn about the MLS organization and how well (or not-so-well) it is being run. A concise report based on the survey results should go back to the board of directors and back to subscribers, providing accountability for the operation of the MLS.<\/p>\n<p>Of course, for the survey to be useful, subscribers have to be willing to answer truthfully, which is why confidential, independent surveys are the way to go rather than using a survey created and analyzed by staff who are already subjects of the survey.<\/p>\n<h2>Surveys have limitations that must be recognized<\/h2>\n<p>If an MLS asks a question about a subject (i.e. product licensing or an MLS system selection) that requires a lot of education and discussion to understand fully, the answer won\u2019t be useful. And sometimes decisions \u2013 especially strategic decisions \u2013 can only be made properly after a lot of research, not by getting a simple \u201cyes or no\u201d answer from those who haven\u2019t put the time into understanding an issue.<\/p>\n<p>But, what an MLS <i>can <\/i>learn from the survey is that there may be a need to communicate more about a strategic issue so that subscribers <i>do <\/i>understand why the leadership has made a decision. However, sometimes the MLS leadership has to do just that \u2013 lead. Just because a loud minority wants the MLS to be free doesn\u2019t mean that doing so would be good for the organization <i>or <\/i>its subscribers.<\/p>\n<h2>The takeaway<\/h2>\n<p>The MLS is an important business system for real estate professionals, and it can be better. Using well-designed surveys correctly as a mechanism for benchmarking and transparency is crucial for MLSs and subscribers alike. A lot more than the current 42 percent of MLSs need to use surveys to gauge MLS system satisfaction. Getting there is a change that can be led by MLS organizations or by their subscribers.<\/p>\n<h3 style=\"text-align: right;\"><span style=\"color: #999999;\">#MLSsurveys<\/span><\/h3>\n","protected":false},"excerpt":{"rendered":"<p>With the majority of MLS providers missing a tremendous opportunity, members continue to suffer from lack of information and involvement.
