{"id":7282,"date":"2016-03-21T07:55:09","date_gmt":"2016-03-21T14:55:09","guid":{"rendered":"https:\/\/therealdaily.com\/?p=7282"},"modified":"2016-03-21T10:55:57","modified_gmt":"2016-03-21T17:55:57","slug":"trid-nar-modest-progress","status":"publish","type":"post","link":"https:\/\/theamericangenius.com\/housing\/real-estate-brokers\/trid-nar-modest-progress\/","title":{"rendered":"TRID is helping, but NAR points out the progress is &#8220;modest&#8221;"},"content":{"rendered":"<p>On Oct. 1, 2015, a long-anticipated change to the mortgage process took place: <strong>TRID<\/strong><strong> is also known as the<\/strong><strong> T<\/strong><strong>ILA-<\/strong><strong>R<\/strong><strong>ESPA<\/strong><strong> I<\/strong><strong>ntegrated<\/strong><strong> D<\/strong><strong>isclosure<\/strong><strong> R<\/strong><strong>ule<\/strong>, (the <strong>T<\/strong>ruth <strong>i<\/strong>n <strong>L<\/strong>ending <strong>A<\/strong>ct and RESPA is the <strong>R<\/strong>eal <strong>E<\/strong>state <strong>S<\/strong>ettlement <strong>P<\/strong>rocedures <strong>A<\/strong>ct), was created and was aimed\u00a0toward making mortgages more transparent and easier to understand for consumers.<\/p>\n<div align=\"center\"><i class=\"icon-bookmark\"><\/i> <strong>Read also: <a href=\"https:\/\/therealdaily.com\/homeownership\/news\/cfpb-responds-to-trid-implementation\/\">CFPB responds to confusion over TRID implementation<\/a><\/strong><\/div>\n<p><img decoding=\"async\" src=\"https:\/\/theamericangenius.com\/wp-content\/uploads\/2015\/09\/the-real-daily-news.png\" alt=\"bar\" width=\"100\" height=\"19\" class=\"alignnone size-full wp-image-91813\" \/><br \/>\nAccording to <a href=\"https:\/\/economistsoutlook.blogs.realtor.org\/2016\/03\/18\/march-marks-modest-trid-progress\/\">NAR&#8217;s Economist Outlook blog,<\/a>\u00a0the TRID made \u201cmodest improvement\u201d during the month of March but that\u2019s a stretch by anyone\u2019s logic: \u201cThe average time-to-close as measured in days fell from 43.3 in January to 39.9 in February. The February year-over-year increase under TRID was a decline from the 5.2 additional days in January and the 5.7 day peak registered in December.\u201d<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" src=\"https:\/\/theamericangenius.com\/wp-content\/uploads\/2016\/03\/time-to-close.png\" alt=\"time-to-close\" width=\"752\" height=\"452\" class=\"aligncenter size-full wp-image-7289\" srcset=\"https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2016\/03\/time-to-close.png 752w, https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2016\/03\/time-to-close-300x180.png 300w, https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2016\/03\/time-to-close-590x354.png 590w, https:\/\/theamericangenius.com\/housing\/wp-content\/uploads\/sites\/2\/2016\/03\/time-to-close-400x240.png 400w\" sizes=\"(max-width: 752px) 100vw, 752px\" \/><\/p>\n<h2>Easier for Everyone<\/h2>\n<p><a href=\"https:\/\/www.amerifirst.com\/trid\" target=\"_blank\" rel=\"nofollow\">AmeriFirst<\/a>\u00a0explains that TRID has streamlined the mortgage process: \u201cConsumer disclosures are much easier to read and the Loan Estimate forms clearly set forth the terms of the proposed transaction to help the borrower determine whether they would like to proceed with the transaction.\u201d<\/p>\n<p>Consumers are also given their Closing Disclosure early. TRID stipulates that before closing on a home purchase or refinance, consumers must receive a copy of their Closing Disclosure\u00a0<strong>at least 3 business days prior<\/strong>\u00a0to closing so if they have questions, their Loan Originator can provide them with additional information. The format of the Closing Disclosure will also mirror the Loan Estimate to make comparison easy.<\/p>\n<p>Furthermore, the TRID rules applied only to loan apps received after October 1st, and the timing is a point of burden, as if only 10 percent of transactions experience closing issues due to TRID changes, NAR \u00a0notes that means as many as 40,000 transactions per month.<\/p>\n<h2>Watch Your Step<\/h2>\n<p>Since TRID came to pass you better believe lenders are being extra careful and hesitant while providing mortgages so as not to be out of compliance with the new rules.
